Casa Francesca Overview
First Impressions
Walking into Casa Francesca feels like discovering a secret that locals have been keeping to themselves. This four-star boutique property sits right on Corte Sgarzarie, and I mean right in the thick of everything that makes Verona magical. The entrance is understated in that perfectly Italian way — you might actually walk past it if you’re not paying attention, but once you’re inside, you realize you’ve found something special.
Location That Actually Matters
Here’s the thing about staying in Verona’s historical center — most hotels claim they’re “centrally located,” but Casa Francesca actually delivers on that promise. You’re literally steps from Piazza delle Erbe, and I’m talking about a two-minute stroll, not some tourist-brochure version of “walking distance.” The couples who stay here consistently rate the location a perfect 10, and honestly, I get it. You can grab morning coffee at the local bars before the tour groups arrive, then slip back to your room for an afternoon break when the crowds get overwhelming. That kind of flexibility changes your whole Verona experience.
The Accommodation Experience
The rooms here strike that perfect balance between historic charm and modern comfort that’s surprisingly hard to find in Italian city centers. You’re not dealing with paper-thin walls or quirky plumbing issues that plague some heritage buildings — everything actually works the way it should. The design feels authentically Veronese without being overly themed, if you know what I mean. Large windows let in plenty of natural light, which is crucial when you’re in these narrow medieval streets where some hotels feel like caves.
Living Like a Local
What I really appreciate about Casa Francesca is how it connects you to the real rhythm of Verona. The staff knows the neighborhood inside and out — they’ll point you toward the family-run osteria around the corner that doesn’t even have a sign, or tell you which gelato shop the locals actually prefer (spoiler: it’s not the one with the longest tourist line). Being right in the historical center means you’re experiencing Verona the way residents do, not from some distant hotel district where you need to commute to everything interesting.
Why Guests Love It
The 9.4 rating tells the real story here, but what strikes me most is how this place manages to feel both intimate and professional. You’re not lost in some massive hotel complex, but you’re also not roughing it in a bare-bones B&B. The location score of 10.0 isn’t just marketing fluff — when you can walk to Juliet’s balcony, the Arena, and the best local markets without breaking a sweat, you start to understand why couples especially fall for this place. It’s the kind of spot where you actually want to come back to your room during the day, maybe open a bottle of local wine and watch the street life below. That’s when you know you’ve found the right place to stay in Verona.

amazing location, well thought out modern apartment. loved the teeny terrace too

We liked that the keys were easy accessible from a lockbox and that we did not have to worry about meeting someone at a certain time. We also left the keys in the lockbox when we where out during the day so we did not have to worry about losing them. The apartment is very central to all the attractions that Verona has to offer. Bars, shops and restaurant are right on the doorstep. We couldn't find the supermarket for groceries but the host replied quickly with a link to directions to the closest one (it is a fair walk) and gave us advice that the bakery in the street from the apartment sold milk which was convenient. The apartment is very clean and tastefully decorated/furnished. Bed was extremely comfortable with decent pillows so we slept really well. The apartment is very quiet and being the only apartment on the top floor some might not like the flights of stairs but it was not a problem to us. As check out was early the owner allowed us to leave our cases outside the apartment which is quite safe due to being the only apartment on that floor and there is a Ring doorbell overlooking the hallway. The host checks in via WhatsApp regularly to ask if you are ok and having a good time.
What could be improved: These are small things, personal preference rather than issues and it would not stop us staying again. As we did not have any contact with anyone on arrival there was no one to show us around the facilities. There is no information pack/booklet at the apartment so we did not know where to take rubbish and recycling. We ended up distributing our rubbish between the small, public litter bins in the square and I am sure we were using the restaurants glass recycle bin :Z. We were there for a week so not having a washing machine or laundrette facilities convenient we struggled with clean/fresh towels. Did do a hand wash but due to the weather conditions not being great, it was difficult to dry them. Balcony was smaller than we expected and furniture uncomfortable to sit on (metal with no cushions) but due to the weather we did not get to use it much anyway. Check out is a little early seen as we had a 9pm flight (other apartments we stayed at in Italy were 11.30 check out) and as it was raining wandering around the streets was not ideal. We did find the community library and spent 3 hours there which we were relieved about as we did not relish the idea of walking in the rain. Also the cleaner entered the apartment unannounced, 40 mins before our departure time and we felt pressured to leave earlier than we planned. This is not a negative and is personal preference but just to warn other coffee lovers that the coffee machine is an Italian style stove top coffee pot. It does make good coffee but I found it a little time consuming, messy and only does 2 small cups at a time, we would have preferred a coffee machine as advertised.Derek from United Kingdom – 21 September 2024 (10/10)
Location great, cental to all main attractions. Great selection of restaurants nearby.
Host Francesca responded promptly to any enquiries.Rachael from United Kingdom – 16 June 2024 (10/10)
The apartment is in a lovely old building. It is right in the middle of the city but also still very quiet. The balcony with views over the roof tops of Verona was an added bonus.
What could be improved: It's on the 4th floor but I was aware of this when booking and this is also why it has a nice view from the balcony so not really a negative at all.Martyn from United States – 27 May 2024 (9/10)
Great location near city center with clean modern interior. Ideal for 3-7 day stay in Verona. Owner Fra was very responsive.
What could be improved: The lack of washing machine with the closest laundromat being some distance away was a small inconvenienceJanet from United Kingdom – 4 October 2023 (10/10)
Great restaurants in the historic square below. Easy to walk round Verona from the property. Modern, clean and comfortable. It was four floors up but the stairs were shallow and wide – so easy to get up and down.

So central and air con a dream
Little terrace to sit down outside after long day of walking
Went for Opera and so near was great to be able to walk back in 10minutes
What could be improved: That ceiling in bedroom a little low for 6 foot tall but a really minor gripeDavid from United Kingdom – 19 August 2023 (10/10)
Excellent location, superb layout and great air conditioning. Nice terrace
What could be improved: Only thing to get use to is the low beam in bedroom but a minor problem. If over 1.9 metre it may cause an issue but not for usEimer from United Kingdom – 26 July 2023 (10/10)
Amazing apartment located in lovely central area of Verona. Very clean with everything you need, with a cute outside terrace (big bonus).
The property has amazing cafes, shops and restaurants literally on its doorstep. Also, very close to main sites such as piazza Bra and piazza Erbe.
This was our first trip to Verona, and it is probably now our favourite city in Italy. Verona is really well located for visiting other cities via train too (Venice and Milan).
Francesca who owns the apartment was amazing and made sure we were looked after extremely well – massive thank you!
What could be improved: Nothing – it was all perfect.Lesley from United Kingdom – 24 July 2023 (10/10)
