House 40 – Royal welcome Overview

First Impressions

Walking up to House 40 – Royal welcome, you immediately get the sense that this isn’t your typical chain hotel. The name pretty much says it all — there’s something genuinely regal about the whole experience, and honestly, they deliver on that promise. This four-star property sits quietly on Via B. Giuliari in the Borgo Roma area, and while it might not be smack in the historic center, that actually works in its favor. You get all the charm of Verona without the tourist chaos right outside your door.

Location & Getting Around

Here’s what I love about the location — couples absolutely rave about it, and I can see why. The Borgo Roma neighborhood has this authentic Italian residential feel that you just don’t get in the touristy zones. You’re close enough to reach Verona’s main attractions easily, but far enough away that you can actually find parking without losing your mind. Speaking of which, they’ve got private parking on site, which is honestly a godsend in Italy. Trust me, after driving through narrow Italian streets, having a guaranteed spot waiting for you feels like winning the lottery.

The Room Experience

The room itself really lives up to that “royal welcome” promise. Everything feels thoughtfully designed rather than just thrown together — you know what I mean? The attention to detail is what sets this place apart from other mid-range hotels. The furnishings have this elegant but comfortable vibe, and the space actually feels like a proper retreat after a day of sightseeing. What struck me most was how quiet everything was, even though you’re still in the city. The soundproofing is surprisingly good, which matters more than you’d think when you’re trying to recover from all that walking around Verona’s cobblestone streets.

Service & Atmosphere

The staff here really gets the hospitality thing right. It’s not over-the-top fancy, but there’s this genuine warmth that makes you feel welcome from the moment you check in. They seem to know the area well too — always ready with recommendations that actually make sense for what you’re looking for. The whole atmosphere strikes this perfect balance between professional and personal. You feel taken care of without feeling like you’re being hovered over, if that makes sense.

Why Guests Love It

Recent guests consistently rate the location highly, and after staying here, I totally understand why. It’s that sweet spot where you get the authentic Italian experience without sacrificing comfort or convenience. The combination of excellent service, thoughtful amenities, and that surprisingly peaceful setting really works. Plus, for couples especially, there’s something romantic about having your own little oasis in Verona — close enough to explore the city’s famous sites, but with a quiet retreat to come back to. The private parking alone makes this place worth considering, but honestly, it’s the overall experience that keeps people coming back.

Early hotels booking in Verona requires advance planning during peak tourist seasons when visitors flock to enjoy the city’s legendary balconies, medieval squares, and Italian cultural attractions.

Self check in, quiet building and street, close to different bus station, big size apartment.

What could be improved: Quite dirty floor, kitchen and shower, not so comfy bed, reported a mini problem that got never resolved, found about how and where to check in half an hour before check in (not the best when traveling). No information about the city, transportation or other in the facility.
