I loved how they’d casually mention which water bus routes to avoid during rush hour, or suggest taking the longer route back from San Marco just because the evening light is better along certain canals. Those are the insights you can’t get from guidebooks.

What really sets this place apart though is how it feels like you’re staying in someone’s carefully preserved family home rather than a hotel. The rooms have that perfect balance – period details that make you feel the history, but modern comfort where it actually matters. The beds are properly comfortable (not always a given in historic properties), and the bathrooms work the way they should. I actually slept better here than I have at much more expensive places – maybe it’s because you’re tucked away from the main pedestrian thoroughfares, so you get that peaceful Venice vibe instead of the constant chatter of tourists passing by your window. The morning routine became this lovely ritual of opening the shutters to see what the weather was doing over the canal, planning the day without feeling rushed.

The location is honestly perfect if you want to experience Venice like someone who actually lives here rather than just checking off the major sights. You’re close enough to everything that matters, but far enough from the crowds that you can find a decent café for your morning coffee without queuing behind fifty other visitors. I found myself taking different routes back each evening just to explore the neighborhood – there’s this wonderful feeling of discovery when you’re staying somewhere that locals still consider part of their daily Venice rather than tourist Venice, if that makes sense. With a perfect rating of 10, you’d expect everything to be flawless, and honestly, it pretty much is – but in an understated way that feels earned rather than engineered.

    Exceptional location close to the city centre and the station but with a nice neighbourhood feel. Everything walking distance.
    Friendly owner, accommodated an additional child in the booking.

    What could be improved: Paper-thin walls, you could hear the upstairs neighbours throughout the night, including banging on the walls and more. It would have been nice if shampoo and conditioner were provided and if it was possible to adjust the heating temperature (19.5C probably too warm overnight)

    Beautiful spacious apartment, spotlessly clean and well-equipped. Good proximity to train station and city is walkable (20 mins). Richi is a great host and provided lots of useful information about restaurants, sights and transportation. Would definitely book this property again on a future visit.

    Very helpful host, nice area, clean, spacious apartment with lots of tea / coffee / water. Also a nice touch was a few supplies to purchase e.g wine, beer.

    What could be improved: No aircon in bedrooms – they both need a fan. Nowhere to hang anything in one bedroom – need some pegs or a rail with hangers.

    Everything was perfect, all the facilities is in the apartment. Clean place and the AC was working so good. there is more than you need in the apartment. The hosts Cardo was so kind and nice he helped us with what all we need, he’s was cooperative. I would rather back again in my next stay in verona.

    We highly recommend the place and the host. Everything was so great.
    The apartment is exactly as on the pictures. It was very clean, beds were very comfortable. The whole apartment was lately renovated. The kitchen was fully equipped. In the fridge we found few bottles of wine that we could buy – the prices were written on the bottles. There was coffee express with coffee capsules and moka with great coffee. The host gave us also several bottles of water so we didn’t have to go to the store right after check in.
    We could park our car in the host’s private garage.
    The place is near the old town and railway station.
    The host was very nice and helpful. When we needed something, he was ready to help us and give us some advice. He recommended us many restaurants, bars, museums and other place to visit.

    What could be improved: Everything was great.
