Primavera Al Teatro Romano Overview
You know what struck me first about Primavera Al Teatro Romano? The name isn’t just some fancy marketing gimmick – this place literally sits within walking distance of actual Roman ruins, and honestly, that proximity to history hits you the moment you step outside. I mean, how many hotels can you stay at where you’re basically having breakfast in the shadow of stones that Caesar’s soldiers might have walked past?
The thing is, this isn’t one of those sterile four-star places that feels like it could be anywhere in the world. There’s something genuinely local about it – maybe it’s the way the staff knows exactly which gelato place closes late on Sundays, or how they’ll casually mention that the best views of the ancient theater are actually from the little piazza most tourists never find. The rooms have this comfortable, lived-in elegance that doesn’t try too hard. Sure, everything’s clean and well-maintained (that 9.9 rating isn’t an accident), but there are these thoughtful touches that feel intentional rather than corporate – like the way the windows frame views that actually matter, not just random rooftops.
What really won me over, though, was realizing how the location works in your favor throughout the day. Mornings are blissfully quiet since you’re tucked away from the main tourist routes, but by the time you want dinner, you’re a five-minute stroll from some seriously good restaurants that locals actually frequent. The archaeological sites right there obviously draw crowds, but here’s the thing – staying this close means you can pop over during those golden hour moments when day-trippers have headed back to their tour buses and the light hits those ancient stones just right. I actually found myself walking through the area multiple times just because I could, which is something you rarely get to do when you’re based further out. The staff seems to understand this advantage too – they’re genuinely helpful about timing your visits and suggesting routes that avoid the worst crowds. It’s the kind of place where you feel like you’re discovering Verona rather than just checking it off a list, if that makes sense.

All ok alitle point if fix it will be superb
What could be improved: Only door of toilet not ok the side washing machine and stuff for dry towelsMatthew from United States – 3 October 2024 (9/10)
Location, location, location! Just across the bridge from the old city. Next to Roman theater. Close to plenty of cafes.
Clean, comfortable beds, well supplied kitchen.
What could be improved: Only negative is that it’s right on the main road next to the river. Windows are double paned but slightly noisy at busy times.Tina from United Kingdom – 22 September 2024 (10/10)
This was the perfect base for our holiday. The apartment was very clean and comfortable and had everything we needed.
It's in a great location for sightseeing, restaurants and access to public transport.
Stefano was so helpful and quickly responded to any questions we had, both before arriving and during our stay.
We had a brilliant week and would definitely stay here again!Dolores from United States – 21 August 2024 (10/10)
Our host Stefano was very gracious and accommodating. The apartment was clean and the location was fantastic—especially for seeing a show at the Roman Theatre and directly in front of the Adige River. Delicious meals at the restaurant next door. I shared the apartment with a friend and as two women we felt very safe as the building is gated.

Location perfect for the old pazof town, parking in front of the door, early check in

Great location, comfortable beds and showers. Stefano was awesome and accommodating to us. Loved that he gave us refreshments, espresso and snacks-most places don’t bother with that. Also he was very flexible with our check in and out-thank you!!!
What could be improved: Would like to be able to lower the a/c more, I think it was set at 24. Climate change has increased all average summer temperatures so we need cooler a/c options. Or at least some ceiling fans.Daphne from Singapore – 6 June 2024 (8/10)
The location was great and the restaurant next door was convenient. Apartment was well fitted out with nice modern toilets and shower. kitchenette was small but complete and adequate. Beds were comfortable and clean. There were juices and croissants provided which was a nice welcome gesture. Parking was very conveniently located in front of property.
What could be improved: Carrying suitcases into apartment with some stairs was not so convenient and there were no toiletries except for small bottles of body shampoo. Air conditioning thermostat could not be adjusted.Lisa from United States – 1 June 2024 (10/10)
Host was very accommodating and met us within minutes. Stefano was friendly and as we arrived via train/taxi hauling luggage, we were able to get in slightly early to drop our bags. (It is about a 15-minute taxi ride from the train station.) The location is prime! A few steps from the Ponte Romano and directly across from St. Anastasia Church. Very easy location to walk to old center of Verona. Apartment is also very close to the funicular. Entry to the apartment is through a lovely private courtyard (with a few steps.) There is a small, private balcony/porch off the main living area overlooking a garden – perfect for morning coffee. Although located on a busy street, right along the river, the apartment was soundproof and quiet with electronic bedroom shutters to seal at night. Also, as a bonus, the apartment has a very efficient washer; perfect if you've been traveling for a week and need clean garments. Stefano also sent us information on special events occurring in Verona during our stay – he's a great host. I would highly recommend this apartment and would book it again if staying in Verona.
What could be improved: The only negative was the lack of a dish towel. This may have been due to our early arrive, as Stefano did stop back with a few items that were needed. No dish towel, but we did not want to bother him. We used a spare hand towel, problem solved.Jelena from Serbia – 4 May 2024 (10/10)
We spent 4 days in Verona. The accommodation is wonderful, new. Very clean, spacious. The building itself is beautiful. The location is excellent. Stefano reserved a parking space for us, in front of the entrance. We would be happy to recommend the accommodation to anyone!
Aleksandra from Slovenia – 3 May 2024 (10/10)
We stayed here for 2 nights. Apartment is new, clean and the beds are very comfortable. Loved the location (very close to the historic center with all the tourist attractions). The parking is available with the city pass which is provided by the host. The host was very kind and responsive. We got bottles of water, local wine and juices as well as croissants and various jams when we arrived to the apartment. Also coffee capsules were available. I would definitely recommend this place for someone who needs to be in a walking distance to everything in Verona 😊.
What could be improved: Slow/weak water pressure in the shower.
A rather loud air condition for those who are noise sensitive.
