Residence ANTICO SAN ZENO centro storico Overview
First Impressions
Walking up to Residence ANTICO SAN ZENO centro storico, you immediately sense you’ve found something special in Verona’s historic heart. The building itself feels authentically Italian — not the touristy kind of authentic, but the real deal where locals actually live and work. I mean, you’re literally staying in the San Zeno district, which honestly feels more genuine than some of the busier areas closer to the arena. The three-star rating might seem modest, but don’t let that fool you — this place punches well above its weight class.
Location & Neighborhood
Here’s what I love about staying in San Zeno: you’re close enough to everything that matters, but far enough from the crowds to actually breathe. The location score of 8.9 makes total sense once you’re here — couples especially seem to get it, rating it even higher at 8.8. You can walk to Juliet’s balcony and the Roman amphitheater without breaking a sweat, but when you come home in the evening, you’re in a neighborhood where Italian families are hanging laundry and kids are playing in small piazzas. Via Rosmini itself is quiet enough that you’ll actually sleep well, which — let’s be honest — isn’t always guaranteed in Italian city centers.
The Accommodation Experience
The residence setup works really well if you want more space than a typical hotel room offers. You get that apartment-style living that makes longer stays feel natural, but with the service touches that remind you you’re still a guest. The rooms have character without being overly themed (you know what I mean — no fake Renaissance furniture everywhere). What struck me most was how thoughtfully everything was arranged — like someone actually considered how real people use a space, not just how it photographs.
Breakfast & Dining
The breakfast spread here is actually impressive for a three-star property. They’ve got the continental basics covered, but then they add Italian specialties that change based on what’s good that day, plus vegetarian options and even some American touches if you’re missing home. It’s served buffet-style, which I initially worried might feel impersonal, but the staff keeps everything fresh and they’re genuinely helpful about explaining local items. Honestly, starting your day with proper Italian coffee and fresh pastries while planning your Verona adventures — it sets the right tone.
Why Guests Love It
The 8.7 rating reflects what you discover after a day or two here: Residence ANTICO SAN ZENO centro storico gives you the best of both worlds. You’re staying somewhere that feels connected to real Verona life, not just tourist Verona, but you’re not sacrificing comfort or convenience to get that authenticity. The staff seems to understand that travelers want local insights, not just clean towels (though those are reliably fresh too). For couples especially, there’s something romantic about wandering back through quiet historic streets to your own little Italian residence at the end of each day.

Our room was incredible, felt very historical with the furniture and room decor. Room had all you needed and very very spacious. We had 2 floors, with a table for eating, a couch and large TV, 3 beds, cooking facilities.
Staff were really nice, gave recommendations where to eat and visit. Great breakfast!
The location was perfect, withing 8 minutes you were in the centre, but also located in a quite area which is what you needed after a long day in verona.Vicky from Isle of Man – 20 October 2024 (9/10)
Beautiful building . Spotless. Nice quiet location with a lovely seafood restraint round the corner. 20 mins walk from the train.
Nuala from Ireland – 11 October 2024 (9/10)
Loved this hotel. We had a very spacious room, more like an apartment, comfortable bed and pillows. Spacious bathroom , plenty of towels.
San Zeno is a lovely quaint neighbourhood, lots of bars and restaurants and the Basilica which is stunning. A nice walk down by the river to Castevecchio and then to the Arena a 20 min walk. We also loved the antique style of the hotel. Breakfast room was absolutely stunning, great selection of food, hot and cold, very pleasant and helpful staff in the breakfast room.
What could be improved: Room could have done with a large mirror.Vitaly from Australia – 9 October 2024 (8/10)
1) Easily accommodated our party of 4 plus our friends' party of 3 in 2 apartments.
2) Air-conditioning was perfect (even too cold).
3) Good shower.
4) Comfortable beds.
5) Very nice residence with lots of antiques (furniture, paintings, sculptures).
6) Great friendly stuff!!! – Grazie mille!
What could be improved: 1) We were on the top floor but property doesn't have lift, so 5 suitcases had to be carried up & down by hand plus walking up & down for any elderly person wouldn't be optimal, so you needs to request the bottom floors apt.
2) Property has a kitchen but hardly any glassware (in our case, we had to drink our prosecco from tea cups).
3) Toilet door wasn't locking
4) main room where 2 beds were setup didn't have any blinds, so it was very bright in the morning
5) Located 15-20 min walk from the arena
6) Slightly expensive for 1 night (230 euro per apartment).Fanning from Ireland – 7 October 2024 (8/10)
Lovely spot, with v helpful staff
